About the Job.The role of the Western Region Investment Management Intern is to provide analysis, research, and support to the Western division's Investment team. Assist the team in new development production inclusive of site sourcing, underwriting, market analysis, and document drafting. The intern will be working in our San Diego office covering Southern California.
Essential Functions & Responsibilities.
Market Research
- Track market economics for target markets, including return on cost and cap rate metrics, rental rates, operating expenses, occupancy and supply statistics, for comparable new developments and stabilized asset sales
- Capture broker contact information and collect relevant information/documents
- Capture and track amenity and premium information for competitive projects in target markets
- Conduct periodic market tours of comparable sites and properties
Investment Management & Operations
- Assist with the creation and revision of various Excel models to support the decision-making process for value preservation and real estate transactions
- Assist with the preparation of financing and marketing packages for capitalization and disposition purposes
- Participate in ongoing direction for and communication with property management teams
- Conduct periodic site inspections of operating properties, including documentation of necessary action items and value creation opportunities
Reporting
- Assist with preparation of periodic reports for internal committees, investors, lenders and partners
- Track receipt and participate in review of monthly operating reports, annual operating budgets and business plans for new assets
- Work with Asset Management team to develop and revise dashboard metrics

Education, Work Experience, & Physical Requirements
Bachelor's degree in Business, Finance, Accounting, Real Estate, Engineering, Math or related field required
Pursing Master's degree in Business, Finance, Accounting, Real Estate, Engineering, Math or related field preferred
This is an entry level position, but prior coursework or internships that built an understanding of financial analysis and how to calculate and interpret return metrics (NOI, Cap Rate, IRR, NPV, Levered vs Unlevered returns, Return on Cost, Residual Value, etc.) is necessary.

California General Base Pay Range
Note that the actual base pay offered will be contingent upon the candidate's overall experience, skills, internal existing associate equity, and overall budget of the Company at the time of offer. The range is specific to base pay only.
$20 - $22hr
